We invert the standard loan-payment formula. A fixed monthly payment P on a loan at monthly rate r for n months has a present value L = P × ((1+r)^n − 1) / (r × (1+r)^n). That L is the largest loan whose payments stay within your budget. Adding a down payment, the total home price is L / (1 − downPct). Total interest is simply all payments made minus the borrowed principal: P×n − L. The chart shows the balance declining as you pay it down and the interest you have paid piling up alongside it.
What Should You Do?
Lenders also judge your total housing cost against income (the front-end ratio, often capped near 28%) and your whole debt load (back-end, near 36-43%). This calculator isolates the loan math; your real approval also depends on taxes, insurance, and other debts. If the loan feels small, shopping a lower rate or a larger down payment moves the number more than stretching the term does. Avoid maxing out — keep a payment you could still cover if income dips.

Does this include taxes and insurance?
No. The payment here is principal and interest only. Your actual mortgage bill also includes property taxes, homeowners insurance, and possibly PMI, which can add hundreds per month.
Why does a 30-year term let me borrow more?
Spreading repayment over more months lowers each payment, so the same monthly budget supports a larger loan. The trade-off is far more total interest paid.
Should I use the maximum loan amount?
Not usually. Borrowing to the limit leaves no cushion for rate changes, repairs, or income swings. Many buyers keep payments below the maximum they qualify for.
How much down payment should I plan for?
